  • Financial Clarity: Modernize financial practices, providing detailed, up-to-date financial statements online, fostering trust and understanding regarding the allocation of your HOA fees.
  • Large Projects (including roofing): Introduce innovative strategies for managing large-scale projects, ensuring cost-efficiency and community benefit through phased implementations, multi-vendor solutions, and competitive bidding.
  • Effective Delegation: Expand the board and establish specialized sub-committees to enhance our collective ability to address the myriad of issues we face.
  • Community Recovery: Explore every option to reintegrate internal staff where feasible and improve our standing through strategic legal actions.

My Experience and Qualifications:

  • 14+ years of executive leadership and operations management experience in games & animation.
  • Successful track record as a startup CEO with a successful exit and Director experience in a larger public corporation.
  • In-depth knowledge of technology and experience gaining influence within international teams.
  • Executive MBA from UCLA - Anderson School of Management.

Itso Hristo Ivanov

I am thrilled to announce my candidacy for the Cabrini Villas Homeowners Association Board of Directors. As a proud seven-year resident, along with my wife and three young children, I am deeply invested in our community's future. It's time for a change in how our association is governed, and I am motivated to bring about the meaningful change we all desire.

The current board lacks the necessary skills and collaboration to govern effectively. As your board member, I will bring positive change and lead with integrity, ensuring our community thrives.

Karol Kochova

With over 34 years of experience in real estate, financing, construction, coaching and multiple leadership roles, I am strongly positioned to serve on the Cabrini Villas Association board of directors.

My diverse background in law enforcement, real estate legal mediation, and advocacy on a local and state level, I am well qualified to negotiate and navigate complex challenges and bring positive solutions for the benefit of all involved.

  • As the former President of the Burbank association of realtors, Women’s council of realtors Greater L.A, I have been honored by the President of the united states and the white house, California legislature assembly, the county of L.A board of supervisors, The Sheriff, The Mayor and various other organizations.  
  • My leadership style and my advocacy for homeownership rights has earned me the credibility and respect in the communities I have served. As a homeowner here, I am dissatisfied with the demise and financial mismanagement we are witnessing. I am certain the increase in HOA fees annually  will definitely cause hardship for many of you. My goal is to establish a great team, a strong GM, multiple committees and the engagement of most homeowners.

Agnes Martha Toth

My name is Agnes Martha Toth, and I am running for a position on the Cabrini Villas Homeowners Association Board of Directors. I have been a proud resident of this community since 1978, and over the past four decades, I have witnessed the many changes and challenges we have faced together.

A Lifetime of Dedication to Cabrini Villas:

  • Consistent attendance at monthly HOA meetings for over 40 years
  • Active participation in various committees since the 1980s
  • Vast knowledge of Cabrini Villas' history and day-to-day operations
  • Tireless dedication to the betterment of our community

Throughout my time here, I have developed a deep understanding of the issues that matter most to our homeowners and a strong commitment to finding solutions that benefit our entire community.

Professional Experience and Skills:

  • Graduate of Burbank High School, Class of 1975
  • Attended Pierce and Glendale College, followed by the USC School for Nursing
  • Early career as an X-ray technician for various medical practices
  • Founded and operated a successful Medical Billing and Consulting service in the late 1980s, retiring in 2010
  • Transitioned to running Focus Groups with major studios in Burbank

My diverse professional background has equipped me with a unique set of skills, including effective communication, problem-solving, and organization, which I believe will be invaluable in my role as a Board Member.

Aleksey Lazaryev

I am excited to announce my candidacy for the Cabrini Villas Homeowners Association Board of Directors. I feel I’m an excellent candidate to join the Board of Directors due to my extensive and wide-varied experiences in Real Estate, Property Management, Corporate Governance, and general business acumen. Education has always played a pivotal role in my life and has significantly contributed to my many successes. I pursued a Bachelor of Arts degree in English Literature at the University of California, Santa Barbara, and later earned an Executive MBA from the University of Southern California (USC).

I also hold a PMP (Project Management Professional) designation from the Project Management Institute (PMI), underscoring my dedication to professional development and excellence. With over 20 years of extensive experience in real estate and property management, I bring a deep understanding of the complexities of HOA management and a strong commitment to organizational and financial excellence.

As a Cabrini Villas Board Member, I pledge to:

  • Implement proper financial planning for large projects, ensuring the most efficient use of our resources
  • Advocate for a multi-vendor approach to the roofing project, which I believe is crucial for obtaining the best value and quality for our community
  • Explore the possibility of incorporating solar power options to reduce energy costs and promote sustainability
  • Work diligently to improve Cabrini Villas' credit rating, enabling us to secure better financing options for future projects
  • Address changes to our management structure, building a larger in-house team to improve the quality of service while reducing costs
  • Tackle additional large-scale projects, such as stucco repair and water intrusion prevention, to maintain and enhance our community's value
  • Ensure & Maintain a positive working culture in the office and throughout the community

  • Founder of a Real Estate Brokerage Firm for over 20 years. Recognized as the #2 Realtor in town. Who wants to be #1 anyway!
